FOR REAL ESTATE PROFESSIONALS · SELLER’S AGENT PATH

A clearer plan for your next seller consultation.

Prepare the conversation, organize the follow-through and give your client a practical next step. Start with free guidance and tools, then choose a paid workbook only if you need more detail.

The free demo uses a fictional inherited-home roadmap. For your seller project, choose “Preparing to sell a home” in the full Workspace. No account needed to start.

01 · BEFORE THE APPOINTMENT

Bring questions, not assumptions.

Use this free consultation checklist to identify what is known, what needs confirmation and who will take the next action.

  1. Understand the move. Ask about the seller’s timing, next-home arrangements, priorities and household constraints. Separate preferences from dates already established in signed documents.
  2. Identify the people involved. Ask who owns, occupies or is expected to approve decisions about the property. Refer unclear authority, estate or shared-ownership questions to the appropriate professional before treating an instruction as authorization.
  3. Request a property-records list. Note where available system, maintenance, improvement, warranty and association records are held. Use your brokerage’s approved process for documents and required disclosures.
  4. Discuss preparation and access. Record visible concerns, ordinary household needs, photography arrangements and questions for inspectors or contractors. A planning checklist does not authorize entry, repairs or spending.
  5. Set the communication plan. Agree the contact method, which decisions need approval, who will request missing information and when to check back. Keep confidential details in your approved secure system.

02 · DURING THE CONVERSATION

Choose the tool that answers today’s question.

Use the client’s figures and clearly mark estimates. These tools organize scenarios; they do not determine market value, required work or final closing proceeds.

FREE · COST SCENARIOS

How do the assumptions affect proceeds?

Compare entered sale-price and cost scenarios. Confirm actual charges, loan payoff and settlement figures with the responsible parties.

03 · AFTER THE CONVERSATION

Leave with a short, usable follow-up plan.

  1. Confirm the next actions. Agree one responsible person and a follow-up date for each outstanding question. Confirm contractual deadlines separately.
  2. Open the Professional Workspace. Back up any existing working project first. Choose “Preparing to sell a home,” add your professional branding and review the seller-preparation tasks.
  3. Preview before sharing. Choose the preparation checklist report, review your entries, then use Print / Save PDF. Share the reviewed output through your approved business process.
